RERA registration in Karnataka

Last reviewed 08 November 2026

K-RERA registration and compliance for promoters and agents.

In short

A promoter must register a real estate project with the Karnataka Real Estate Regulatory Authority (K-RERA) before advertising, marketing, booking or selling it, unless the land is 500 square metres or less or the project has eight apartments or fewer across all phases (section 3, RERA Act, 2016). Real estate agents must register too (section 9). K-RERA accepts only a permanent registration number, not a provisional one, for marketing or sale.

  • Project web page: the promoter keeps the project's page on the K-RERA website up to date, including quarterly updates on bookings, approvals and the status of the project (section 11(1)).
  • Advertisements: every advertisement mentions the K-RERA website address and the project's registration number (section 11(2)).
  • Penalty: a promoter who does not register faces a penalty of up to 10% of the estimated cost of the project (section 59(1)).
